Truckee and Lake Tahoe Real Estate Sales

Residential Properties – Single Family Homes and Condominiums
 
Week of:  March 19th – 25th
 
Active Inventory Summary:
 
Active Listings: The inventory for residential properties went down slightly from last week to 794 residential properties for sale; 543 single family homes and 251 condominiums for sale.  We are at the lowest point of active residential listings over the last 15 months.  Coldwell Banker has over 15% of the active listings in the market and continues to be the market leader for listings.
 
REO-Short Sale Active Listings:  Of the active listings, there are 109 properties listed as short sales, (13.7%) and 27 properties listed as REO sales, (3.4%).  The total percentage of distressed properties listed for sales, (17.1%) is vastly different that the percentage of distressed properties sold on a year to date basis which is roughly 46% of sales.
 
Months of Inventory:  Based on the current inventory and sales for the previous 30-day period, the market has roughly 7-months of inventory available.
 
Sales Summary:  Year-To-Date
 
Total Sales 2012 Vs 2011:

Total Sales:  For 2012, there have been 230 residential properties sold in the market as compared to 212 for the same period in 2011 which is a year over year increase in sales of 8.5%.  Of the total sales in the market this year, 190 have been single family homes, while 40 or 17.4% of the sales are condominiums.  I n 2011 for the same period, condominiums represented 25% of the sales which is significantly higher than we are experiencing in 2012.
 
REO & Short Sales:  Of the properties sold this year, 54 have been REO’s, (23.5%), and 51 have been Short Sales, (22.2%) which results in just over 45% of the properties sold being distressed properties.  In 2011 for the same period, there were 55 REO sales and 31 short sales or just over 40% of the total sales.
 
Sales Price Range:  For the year, there have been 152 residential properties sold priced below $500,000, 58 properties sold between $500,000 and $1,000,000 and 20 properties sold over $1,000,000.
 
Median and Average Sales Prices:  The median sales price for properties sold year to date is $360,000 while the average sales price is $533,081. For the same period in 2011, the median sales price was $422,500 and the average sales price was $531,502 which is a (14.8%) decline in median sales price and 0.3% increase in average sales price from 2011 to 2012.
                                                                                                                               
Last Week’s Sales:  For the week of March 19th a total of 22 properties sold which was identical to the number of sales from the previous week.  Of the properties sold last week, four (4) of the properties sold were priced over $750,000 and three of those properties were over $1.0 million.  Another very large lakefront property sold this past week with a sales price of $5,640,000.

Pending Sales:  Currently there are only 138 pending residential sales in the market which down from 152 pending sales the previous week.  Of the pending sales, 12 are short sales and 30 are REO properties which are roughly 28% of the pending sales being distressed properties.

Market Activity Summary:
 
The month of March thus far has been the most active month for residential sales in 2012.  There have been a total of 85 properties sold in the month which is slightly higher than the sale in March of 2011.  For the year there have been 230 residential properties sold as compared to 212 for 2011 which is an overall favorable increase of 8.5%.
 
Median sales prices have decreased dramatically from last year by (14.8%) to $360,000.  However, average sales prices have increased slightly by 0.3% to $533,081.  One of the biggest factors for the increase in average sales price has been a result of a 67% increase in home sales over $1.0 million and most notably a few very large lakefront sales as of late.
 
The hottest segment of the market continues to be homes priced under $500,000 as roughly 66% or 152 properties have sold in this price range as compared to 2011 where 134 properties sold in this price range or 63% of sales.
 
Luxury home sales, homes priced above $1,000,000, are up 67% from 2011.  There have been 20 luxury properties sold or 8.7% of sales this year as compared to 12 properties sold last year in this segment.  The median sales price for luxury properties in 2012 is $1,310,000 as compared to a median price of $1,812,500 in 2011 which is down (38%). Similarly, the average sales price of luxury homes in 2012 is $2,122,750 as compared to $2,345,833 in 2011 which is a decrease of roughly (11%).  It is likely that the lower home prices have been the reason for the higher number of sales we are experiencing this far.
 
The mid range market sales, $500,000 to $1,000,000 are down (12%) from last year with 58 properties sold in this segment, or 25.2% of sales as compared to 66 properties sold or 31.1% in this range in 2011.
 
One of the biggest changes this year is in the area of distressed properties.  REO and Short Sales represent 45.7% of closed sales in the market as compared to 40.5% last year.  For 2012, there have been 105 properties sold as distressed sales and 51 of them are short sales.
 
The active inventory of residential properties is at its lowest point in fifteen months with 794 residential properties for sale.  On a year over year bases, residential listings are down 30% from last year at this time. As spring and summer approach we certainly expect inventory to increase.  However, the real question is whether or not it mirrors the inventory levels of 2011.
 
With the adequate level of inventory of residential properties on the market, homes priced at 12-year lows and some of the lowest interest rates in history, savvy real estate investors are taking advantage of this market for a home in the Lake Tahoe–Truckee resort communities.
 
Now may be one of the best times for Buyers considering an investment in a vacation home or investment property in the Lake Tahoe-Truckee market.

Tahoe Donner Inventory – When should I list?

“When should I list?” is a common question I hear from my potential sellers.  These days that is a hard question to answer with clarity.  The Tahoe Donner Inventory is low!  There are only 59 active single family residences available right now.  I’d have to check my “history” books to see how that figure stacks up over the last decade.  My best guess is it’s been a long time since it has been that low!  So the answer to the question “When should I list?” would be NOW!  Most folks assume after Memorial Day when we begin the summer selling season and that’s a good time as well, but if everybody does it then, there will be a lot of competition coming on the market at the same time.  There are buyers out there right now, and maybe your home is the perfect home for someone, but how will you ever know if you don’t put it on the market?

Weather on the way for Truckee, CA which means good news for Truckee Real Estate

The saga of the winter of 2011-2012 continues.  Now that we have changed the clocks and it is getting dark really late, it just doesn't seem like it is winter.  But good news according to one of my favorite weather sites the Northstar Weather Blogger.

This is a great site to follow but not very encouraging for most of this season, but I love what he has to say this week. (By not very encouraging, that isn't to say he has been wrong, unfortunately right).

Real estate in Truckee, CA, a resort community really loves WEATHER!

Sales have picked up, despite the short sales, bank owned sales and lagging inventory due to those factors.  But we are starting to see multiple offers and buyers wanting to jump in with some cash!

Truckee Real Estate and the Weather in Truckee, CA

TRUCKEE REAL ESTATE AND THE WEATHER IN TRUCKEE, CA....that seems to be all that the locals are talking about.  It makes sense when you think about it.  Truckee is a resort town so the bulk of our commerce comes from second homeowners and the ski industry.  How long has it been since we have had a really really good storm?  It seems to me it was back in October, 2011 when we got a huge dump of snow and all started bracing ourselves for what we thought would be a repeat of the winter of 2010-2011.  

Today I look out of my window at the office and it looks like Spring.  We all know March and April could be turn around months for us, but as far as the local economy, the season is lost.  But, we could certainly use any sort of precipitation so believe me, rain or snow is much better than shine!!  By the way, I always check with the Northstar Weather Blog to see what the upcoming forecast looks like.

And what about the Truckee real estate?  Our inventory is so low it is difficult to give a buyer a lot of choices.  The short sales and the bank owned properties are discouraging any standard sale from coming on the market unless a seller really needs to move on.  For a second homeowner seller, that urgency might not be there.  So if he or she can wait, of course that is what they will do.  Surprisingly, the market is definitely picking up.  I had multiple offers last week on a listing and received over list because it seemed over the President's Weekend a lot of buyers who weren't skiing decided with such fantastic prices they better get into the game and find a house. But for the one buyer that got the deal, there is another buyer who didn't and is looking with not much to choose from.  So to any potential sellers out there in the Truckee real estate area, give me a call!  We need more listings!!

Truckee River Day is October 16, 2011

Truckee River Day: Clean up, revegetate and party
Special to the Sun

TRUCKEE, Calif. — It's that time of the year again. Grab those gloves, shovels and boots and bring the family and friends out to help restore the Truckee River. The 16th annual Truckee River Day is scheduled for Sunday, Oct. 16.

Volunteers will have their choice of half or full-day restoration projects with different levels of difficulty. There will be 13 projects including re-vegetation to further restoration at Perazzo Meadows, plantings to restore the former Town Corporation Yard, and surveying for fish habitat in the Little Truckee River. A celebration at the River Fair will follow the projects.

The River Fair will be from 1-4 p.m. at Granite Flat Campground and will include food, live entertainment, fun environmental activities for youths and adults with the annual fish release at 3 p.m. Everyone is invited to the fair even if you're not participating in restoration projects.

Are you a customer or a client? Do you know the difference?

This is a great blog!  Customer has always sounded like a shopper and to me a Client means business.  I am happy to pass this on, and thank the author for it!

As a Realtor, I work with both customers and clientsDo you know the difference? 

Customer or ClientI am a real estate agent when I'm working for my clients.  I am a non-agent when working with my customers.  The difference is whether or not you and I have entered into a written agreement for agency representation.

Typically, sellers enter into a written agency agreement with the signing of the listing agreement.  There are exceptions, but not often.  Almost always, a listing agent is actually that, an agent of the seller.

On the other hand, buyers tend to be more inclined to remain customers as they work with a Realtor to buy a house.  A buyer agency agreement will transform you from customer to client status.  I don't believe any buyer who understood agency would proceed without it.

The biggest difference to you, between being my client or my customer, are some very important obligations I am held accountable to, under state law.  When I am your agent and you are my client, we have a fiduciary relationship and I am legally held to a higher standard of conduct. 

State license law defines the terms of our customer and client relationships - 

When you are my customer I am required to:

  • Perform necessary and customary acts to assist you in the purchase or sale of real estate
  • Perform these acts in good faith and with honest and reasonable care
  • Properly account for money or other property you place in the licensee's care
  • Disclose adverse material facts which are, or should be, within the licensee's knowledge

    As a customer, your brokerage will not act as your agent and is not required to promote your best interests or keep your bargaining information confidential.  If you use the services of a brokerage without a written agreement, you will remain a customer.

When you are my client, the points above apply, along with these addition obligations:

If you choose to sign a representation agreement, you will become a Client.  The brokerage and its licensees must act as your Agent.  They will owe you the following duties in addition to the basic Customer level services required of all licensees:

  • Perform the terms of your agency agreement with skill and care
  • Promote your best interests in good faith, honesty, and fair dealing
  • Maintain the confidentiality of some client information, including bargaining information, even after the representation has ended.

In a nutshell, as your agent, I am required to work for you with skill and care.  I like to think that I operate that way with everyone, but I'm not required to by law!  If you are my customer, I only need to exercise reasonable care, not skill.  This always makes me smile.

I am also now required to promote your best interest.  This means I am obligated to seek the best possible outcome for YOU, no matter what.  I am not the referee of the transaction, I am your coach, trying to win the toss, get the home team advantage, point out fouls of the other team, get the extra seconds added back to the clock.  I am legally bound to promote YOUR best interest! 

What the confidentiality of the bargaining information means to you is that I cannot tell the other side of the transaction that you would pay more than our offer, or take less than you're asking.  Or anything else that has to do with your motivation.  On the other hand, if I know anything about the motivation of the other party which would be in your best interest to know, I am obligated to pass that information to you.

(Now having explained this, you can clearly see the disadvantage to a buyer who is working with the seller's listing agent to purchase a property.)

Snow in Truckee, Ca and Squaw Valley Ski Resort announces Fourth of July Weekend Skiing

Snow in Truckee, CA....

Well if it is going to continue to snow, why not go for it....so says Squaw Valley Ski Resort.  According to an article in the San Francisco Examiner, found at examiner.com, Jeffrey Weidel writes that lifts are going to be run at Squaw Valley ski resort on the Fourth of July Weekend.

"With record-breaking snowfall totals reaching nearly 800 inches, Squaw will be open for skiing and snowboarding for the holiday weekend, a novelty in the ski industry."

According to the article, Alpine Meadows and Sugar Bowl will open for the Fourth of July Weekend as well. 

Make hay while the sun shines and go skiing if it just keeps snowing!!
